Builders in Goring
Loft conversions, extensions and renovations in Goring-by-Sea, from a family run team based a few minutes away in Worthing.
Building in Goring-by-Sea
Goring is on our doorstep. Our base is at 51 Northbrook Road in Worthing, so a job in Goring-by-Sea is a short drive rather than a trip. That matters more than it sounds: materials arrive when we say, the team starts on time, and if you need to speak to Joe he can come and stand in the room with you.
Rockshore Building Group is family run and third generation, with 65 years behind the name and over 30 years of combined on-site experience. We cover the whole job with one team, including carpentry and joinery, electrics, plumbing and heating, groundwork, rendering, flooring and roofing.
Most of what we are asked for in Goring falls into the same three jobs: get another bedroom out of the roof, open up the back of the house, or bring a tired 1930s or 1960s home up to date without moving. All three are our bread and butter.
Goring-by-Sea at a glance
Goring is on our doorstep, which shows up in the small things: materials arriving when we said, the team starting on time, and Joe able to come and stand in the room with you.
We are based at 51 Northbrook Road in Worthing and we cover Goring-by-Sea as part of our normal patch, not as a special trip. That is the practical difference: the same faces each morning, materials when we say, and Joe able to stand in the room with you if a decision needs making.
Loft conversions in Goring
Goring has a lot of 1930s semis, post-war detached houses and bungalows, and that housing stock is well suited to going up rather than out. The roof pitch on a typical 1930s Goring semi often gives usable head height, and bungalows here frequently have a big roof void sitting empty above a small footprint.
A loft conversion is usually the cheapest way to add a proper bedroom and an en-suite without losing garden. We handle the full job:
- Survey and head height check before you commit to anything.
- Structural design for the floor, dormer or rear extension of the roof, worked up with a structural engineer.
- Steels, floor joists, dormers, rooflights and the new staircase.
- Insulation, fire doors, protected escape route and mains-linked smoke alarms, all signed off with building control.
- Plumbing, electrics, plastering, joinery and decoration, finished by our own tradesmen.
If the head height is not there, we will say so at the survey rather than sell you a job that ends up compromised. In that case a rear extension or a garage conversion usually gives you more for the money.

Our services in Goring-by-Sea
One team, one point of contact, every trade covered in house.
Close to the sea, built for it
Goring runs right down to the greensward and the beach, and the closer you are to the water the harder the weather works on a building. Salt-laden air and wind-driven rain from the south west find every weak detail. We allow for it rather than hope for the best.
- Render systems and paint chosen for exposed coastal walls, with proper beads and stop details.
- Powder-coated aluminium or quality uPVC frames, and fixings that will not bleed rust down a new wall.
- Flashings, verges and eaves detailed for wind uplift, not just tacked on.
- Drainage and levels set so surface water goes somewhere sensible in a heavy downpour.
Why a local team is the easier option
We are one team for the whole job, so nobody is waiting on another trade to turn up. We keep sites tidy, sweep down at the end of the day and speak to your neighbours before anything noisy starts. We also work directly with the local-authority building inspectors, so the structure, insulation and fire safety are checked at the right stages and your work meets UK building regulations.
We are rated 10 out of 10 on Checkatrade, with 10s for quality of work, reliability and communication, members since April 2025, and covered by Checkatrade’s £1,000 guarantee. Comprehensive insurance comes as standard and our vans carry a City & Guilds badge.

Common questions
Can my Goring bungalow have a loft conversion?
Often yes. Bungalows usually have a large roof void over a small footprint, which is exactly what you want. The two things that decide it are head height and roof structure. A traditional cut roof is straightforward to open up, while a trussed roof needs the trusses replacing with a new structural design. We measure both at the survey and tell you honestly what is possible before you spend anything.
Do I need planning permission for a loft conversion in Goring?
Many loft conversions fall under permitted development, but not all. Front dormers, larger volumes, flats and homes in conservation areas or with removed permitted development rights usually need an application. Building regulations approval is always required. We will tell you which route your job takes and deal with the local authority for you.
How close to the sea will your work stand up?
Right up to the front. The difference is in the specification, not the postcode: coastal-grade render and paint, powder-coated or marine-suitable frames, non-corroding fixings and properly detailed flashings and verges. On exposed elevations we also pay closer attention to sealing around openings, which is where wind-driven rain usually gets in.
How long will the work take and will I need to move out?
It depends entirely on the job, and we will give you a realistic programme with your quote rather than a number that sounds good. Most loft conversions and rear extensions are done with the family still living at home, because the work is mainly outside the existing rooms until we break through. Full renovations are different and we will be straight with you about that.
Do you use subcontractors?
We self-deliver carpentry and joinery, electrical work, plumbing and heating, groundwork, rendering, flooring and roofing. One team runs the whole job under Joe, so you have one number to call and nobody passing the buck.
Is the quote free?
