A village of bungalows, and a builder who knows them

Rockshore Building Group is based at 51 Northbrook Road in Worthing, a short drive east of East Preston.

We are a family-run building company, third generation, with 65 years behind the name and over 30 years of combined experience on site. Joe runs the jobs and is on the tools, so the person who quotes your work is the person you see in the morning.

Most of what we do in East Preston falls into two camps. Older bungalows and chalet bungalows that need bringing up to date, rewired, replumbed, insulated and opened up at the back. And larger detached houses where the owners want another bedroom or a bigger kitchen without leaving the village.

Either way you get one team for the whole job. We self-deliver carpentry and joinery, electrical work, plumbing and heating, groundwork, rendering, flooring and roofing, so there is nobody to chase and no dead fortnight while a job waits on somebody else’s diary.

East Preston at a glance

East Preston work falls into two camps: older bungalows that need bringing up to date, and larger detached houses that want another bedroom or a bigger kitchen without leaving the village.

We are based at 51 Northbrook Road in Worthing and we cover East Preston as part of our normal patch, not as a special trip. That is the practical difference: the same faces each morning, materials when we say, and Joe able to stand in the room with you if a decision needs making.

Extensions in East Preston

Single-storey rear extensions are the most common job we price in the village. Plots here are often wide rather than deep, which suits a wide rear opening with full-height glazing and a flat or shallow-pitched roof rather than a long, dark box down the garden.

Before we quote we look at the practical things that decide the cost: where your drains run, how the ground behaves near the coast, whether the existing roof and gutters can be tied into cleanly, and how a lorry is going to get near the plot if you sit on a private road or a narrow lane.

  • Foundations, drainage and any drain diversions agreed with the water authority
  • Steel beams and openings designed and signed off, not guessed at
  • Building control inspections booked and attended by us
  • Render, brickwork or flint detailing to match the rest of the house

If you are weighing up an extension against going up into the roof, read our pages on extensions and loft conversions and we will give you an honest view on site.

Refurbishing an older East Preston home

Plenty of houses in the village have had bits done to them over forty or fifty years. A conservatory here, a bathroom there, a rewire that stopped halfway. A proper refurbishment pulls all of that back into one plan so you are not paying twice.

We normally start with the things nobody sees. Wiring and consumer unit, pipework and heating, insulation in the roof and walls, ventilation and damp. Living near the sea, we also check render, timber and any exposed metalwork, because salt air is hard on all three and there is no sense putting a new kitchen into a wall that needs opening up again next winter.

Once the fabric is sound we move on to the parts you actually live in: kitchens and bathrooms, flooring, joinery, decorating and lighting. Our tradesmen train regularly on fire safety, insulation, air quality and health and safety, and we work directly with local-authority building inspectors so the finished job meets UK building regulations.

How we work in the village

East Preston has narrow lanes, private roads and neighbours who are home all day, so we plan deliveries and skips rather than turning up and blocking the road. Materials come in when they are needed, the site gets swept at the end of the day, and we tell you in advance on the days water or power has to go off.

On Checkatrade we are rated 10 out of 10, with 10 out of 10 for quality of work, reliability and communication. We have been a Checkatrade member since April 2025 and the work is covered by Checkatrade’s £1,000 guarantee. Our vans carry a City & Guilds badge and we carry comprehensive insurance as standard.

FAQs

Common questions

Do you cover the whole of East Preston?

Yes, the whole village and the lanes running down towards the seafront, plus Ferring and Rustington either side. We are based in Worthing, so it is a short run for the team and you are not paying for travel time.

Will I need planning permission for a rear extension on my bungalow?

Often it falls under permitted development, but it depends on the size, the height and what has already been added to the property. If your home sits in a conservation area or on an estate with restrictive covenants, the rules can be different. East Preston sits within Arun District Council, and we will tell you at the quote stage whether you need a full application, prior approval or nothing at all.

Do you deal with building control for me?

We do. We work directly with local-authority building inspectors, book the inspections at the right stages and make sure the work meets UK building regulations. You are not left ringing the council yourself.

Can I stay living in the house while the work is done?

For most extensions and single-room jobs, yes. We seal off the work area, keep the dust down and give you notice before water, heating or power goes off. For a full refurbishment it is usually easier on everyone to move out for part of it, and we will be straight with you about that before you commit.

Are you insured, and where can I check your reviews?

We carry comprehensive insurance as standard. Our Checkatrade profile shows 10 out of 10, with 10s for quality of work, reliability and communication, and we have been a member since April 2025. The work is also covered by Checkatrade’s £1,000 guarantee.
